SECTION A FEBRUARY 26, 2024 Vol. 42, No.9 Aventura Launches Hero Housing H ousing costs in South Florida have skyrocketed over the past few years, making it difficult for teachers, police officers, and police dispatchers to live in the areas where they work. This has contributed to major shortages of these needed public servants. The City of Aventura has adopted a new plan to provide subsidized luxury rental apartments to their police officers, police dispatchers, and teachers at the city-run charter schools. The best part for taxpayers is that it’s not costing them one cent. The Hero Housing program allows the city to negotiate agreements with developers in which developers permanently pledge a negotiated number of units to the program in exchange for additional density. The developer becomes responsible for offering the units at 50% of the market rate, absorbing the cost of the subsidy in perpetuity.
